Can I get advice regarding the agent for renting a flat at ₹18,000 - ₹20,000 per month & Deposit as ₹50,000 before telling that the amount you have to pay now is ₹18,000 for ₹10,000 as deposit & ₹8,000 as concesation but to get clear idea after payment he told that ₹10,000 is token & ₹8,000 is concesation. And you will have to pay ₹50,000 as deposit after that also, instead of ₹40,000. He showed the flat & told that you have to pay ₹20,000 rent per month after 2 Months as till then lift & parking is allowed to you & good water supply also. Currently they are told to provide water for an hour only as the apartment is under-construction & it is going to be completed. But we came to know that it will take 1-1.5 years to get it done. Till then we can't stay there due to the noise of construction & safety purposes also, as we are MBBS students & I have anxiety also. So, I can't tolerate it for a year. Any solution to get a part of ₹18,000 as refund. Agreement is not done yet & also I don't want to do it. Payment date:- 9th September & last agreement date is 30 Agust. We have just payment proof as online & Aadhaar card of the agent & Mo.No also. Any solution?

Dear Sir, There is no concession for students as you have not checked physically the facilities of water etc. physically by enquiring with other residents. Anyway you may immediately shift to another rented house and in the meanwhile approach the police and take their help to recover your advance amount.

Dear Client, Taking into consideration the circumstances showing the dishonesty of the rental agent, you must not sign any rental agreement or make additional payments. The agent has provided false information about the rental terms and the physical state of the house, which is fraud. You have to insist for the full reimbursement of the ₹18,000 paid by you from your pocket. If the agent does not agree, then report him to the police as the activities amount to cheating under Section 316 of BNS (previously, section 420 of IPC). Moreover, seek the help of a legal practitioner for the redressal of your dispute under the Consumer Protection Act, 2019 for handling the consumers’ complaints. Hope this answer solves your problem.
